Not everyone becoming the same. A community of different people, each with their own story, language and ideas, who look for what they have in common and enjoy it together. The differences stay, and they make us richer.

From 2027, once a month: an aperitivo where locals and newcomers meet, Sunday lunch at the long table in Via Verdi 15, and a course in what this land knows how to teach, from pasta by hand to the Primitivo harvest.

The group is where dates are announced first. It is open to people already here and to people still deciding.

    Move your tax residence here with a foreign pension, and all your foreign income is taxed at a flat 7% for ten years. Manduria qualifies because it stays under 30,000 people.

What people ask us before they come.

What is comunanza?

An old Italian word for having something in common. For us it means being well together, effortlessly. It is the idea behind ManduriaShire: those who stayed, those who came back and those who arrive, at the same table. More on comunanza.

Why are houses in Manduria’s historic centre still affordable?

Because the town’s own families moved to the edge, following the schools, the supermarkets and the parking. A centre of stone stairs and no garage does not suit a household with young children and two jobs, so they sold. The buildings were not left to rot: the ground floors are full of bars, restaurants, wine places and gyms, and the piazza is used all year. What the centre is short of is residents with the time to enjoy it. We do not publish the price of individual houses, because they move and because a house is not a number: we would rather show you round.

Can a foreigner buy a house in Manduria?

Yes. Citizens of the European Union, and of countries with a reciprocity agreement with Italy, which include the United Kingdom, the United States, Canada, Australia and most others, can buy property in Italy with no special permit. You need an Italian tax code, a notary, and in practice an Italian bank account. We coordinate all three.

Can I rent in Manduria before I buy?

Yes, and for most people it is the right way to start. A registered lease of twelve to eighteen months gives you the address you need to register at the comune, and that registration is what everything else rests on: residency, a doctor, the 7% regime, and the time to choose a house rather than hurry at one. Citizens of the European Union register at the anagrafe; citizens of other countries need the same proof of address for their residence permit file, and should check their own position with a professional. Long leases are scarce here because owners have tended to prefer short summer lets, so finding them is one of the things we work on hardest, together with persuading the owners of empty houses in the old town that a resident who stays all year is worth more than three months of suitcases.

How does the 7% flat tax work in Manduria?

Holders of a foreign pension who transfer their tax residence to a southern Italian town of up to 30,000 inhabitants pay a 7% substitute tax on all foreign-source income for the year of the move and the nine tax years after it (art. 24-ter TUIR, as amended by Law 34/2026). Manduria qualifies. Whether you qualify depends on your situation: ask a tax advisor, and we can introduce you to one who has done it before.

What does a house in the old town of Manduria cost?

Less than you think, and it varies street by street. Abandoned terra-cielo houses of 60 to 120 square metres with vaulted ceilings still come up regularly, and now and then a palazzo. We do not publish prices, because they move and because a house is not a number: come and see it with us, and we will talk face to face.

What does restoration cost in Manduria’s historic centre?

It depends on how much you keep and how much you change. Our own site at Via Verdi 15 is the reference we use, with real invoices, and its diary is public. Ask us for the number per square metre before you buy, not after.

Is ManduriaShire an estate agency?

No. We buy and restore houses for ourselves, and we help people who want to do the same. The transaction goes through a licensed local agency and a notary, as Italian law requires. We take no commission from either side, which is exactly why you can trust what we tell you about a house.

Who looks after my house when I am away?

15Dolcevita does. Before you leave, our concierge photographs every room and every object, packs your belongings with care and keeps them in safe storage. While you are away, the house is opened to temporary residents of our community. When you return, everything is back in its place, down to the book on your bedside table.

Can I live in Manduria without a car?

Yes. The old town is flat and crossed on foot, and the bicycle covers the rest. The railway through Manduria is being rebuilt as the Metropolitana di superficie Martina-Lecce-Gagliano, a surface metro across Salento, Puglia, with new track, electrification and new electric trains. Manduria station is 650 metres from Piazza Garibaldi, nine minutes on foot, and is being rebuilt as an interchange where the train, the bus to the coast and the bicycle parking meet. Do I need to speak Italian to move to Manduria?

No, to buy. Yes, to be happy here. We help with both, and the aperitivo is where most people learn.

What about healthcare in Manduria?

Manduria has its own hospital, with an emergency department and the main specialties, ten minutes from the old town. Residents are entitled to the Italian national health service. A family doctor is one of the first things we sort out with you.

How many foreigners and international residents live in Manduria?

At 1 January 2025 Manduria had 1,013 foreign residents from 67 countries, 3.4% of the population. Of these, 136 held the citizenship of a western European country, the United States, Canada, Australia or New Zealand. The largest group is German (93), ahead of Swiss (18) and French (10); there are only two British citizens, which makes Manduria unusual in Salento, where the British are normally the largest western group. How many people live within reach of Manduria?

Manduria itself has 29,528 residents at 1 January 2026. Within 35 kilometres of Piazza Garibaldi there are 39 towns and 433,875 people, and Taranto, a city of 186,011, sits just beyond that radius. The nearest stretch of coast is about 10 kilometres away and Brindisi airport about 46. Within half an hour on a bicycle, on flat ground, are the Messapian walls, the Pliny spring and the neighbouring town of Sava; the sea at San Pietro in Bevagna is about an hour by bicycle.

Is Manduria a good place to live or retire?

Magic Towns, an independent platform that profiles 7,896 Italian comuni for people choosing where to live, scores Manduria 81 out of 100 for quality of life and 85 for walkability, classing it Very Walkable. It rates the town 95 out of 100 for low exposure to flood, landslide and earthquake, records average broadband of 129 Mbps, and notes that 68% of waste is recycled, above the national 65% target. The bathing water at the town’s beach is classed Excellent on the EU scale. Manduria qualifies for Italy’s 7% flat tax for foreign pensioners.

Is Manduria a good place for longevity?

We prefer to call it more good years. A review of 148 studies (Holt-Lunstad, PLOS Medicine, 2010) found that people with stronger social relationships had a 50% greater likelihood of survival. The rest is well known: good food, clean air, love, rest and nature. In Manduria you find them within a walk: the piazza, the market, the land, the sea. Can I do biohacking in Manduria?

Yes, as part of daily life rather than in a clinic. 15Dolcevita, the first place we open, in Via Verdi 15 in summer 2027, has from the day it opens a Gymnásion under stone vaults with a gym, an infrared sauna, a hamam and red light therapy. The town is flat for walking and cycling, the sea is fifteen minutes away, and the food comes from the land around it.

Warum sind Häuser in der Altstadt von Manduria noch bezahlbar?

Weil die Familien der Stadt an den Rand gezogen sind, den Schulen, den Supermärkten und den Parkplätzen hinterher. Ein Zentrum mit Steintreppen und ohne Garage passt nicht zu einem Haushalt mit kleinen Kindern und zwei Berufen, also haben sie verkauft. Die Gebäude wurden nicht dem Verfall überlassen: Im Erdgeschoss sind Bars, Restaurants, Weinlokale und Fitnessstudios, und die Piazza ist das ganze Jahr belebt. Können Ausländer in Manduria ein Haus kaufen?

Ja. Bürger der Europäischen Union und von Ländern mit Gegenseitigkeitsabkommen mit Italien, darunter das Vereinigte Königreich, die Vereinigten Staaten, Kanada, Australien und die meisten anderen, können ohne besondere Genehmigung Immobilien in Italien kaufen. Langfristige Mietverträge sind hier selten, weil Eigentümer lieber kurz im Sommer vermieten. Sie zu finden, ist eine der Aufgaben, an denen wir am härtesten arbeiten, ebenso wie die Eigentümer leerer Häuser in der Altstadt davon zu überzeugen, dass ein Bewohner, der das ganze Jahr bleibt, mehr wert ist als drei Monate Koffer.

Wie funktioniert die 7-%-Pauschalsteuer in Manduria?

Wer eine ausländische Rente bezieht und seinen steuerlichen Wohnsitz in eine süditalienische Gemeinde mit bis zu 30.000 Einwohnern verlegt, zahlt auf alle ausländischen Einkünfte eine Ersatzsteuer von 7 %, für das Jahr des Umzugs und die neun folgenden Steuerjahre (Art. 24-ter TUIR, geändert durch Gesetz 34/2026). Während Sie fort sind, kümmert sich 15Dolcevita um das Haus und öffnet es Menschen aus unserer Gemeinschaft, die für eine Zeit in Manduria leben, so wie Sie. Kann ich in Manduria ohne Auto leben?

Ja. Die Altstadt ist flach und zu Fuß zu durchqueren, das Fahrrad erledigt den Rest. Die Bahnstrecke durch Manduria wird zur Metropolitana di superficie Martina-Lecce-Gagliano umgebaut, einer oberirdischen Metro quer durch den Salento, Puglia, mit neuen Gleisen, Elektrifizierung und neuen Elektrozügen. Magic Towns, eine unabhängige Plattform, die 7.896 italienische Gemeinden für Menschen bewertet, die einen Wohnort suchen, gibt Manduria 81 von 100 Punkten für Lebensqualität und 85 für Fußgängerfreundlichkeit (Very Walkable). Für das geringe Risiko von Hochwasser, Erdrutschen und Erdbeben vergibt sie 95 von 100 Punkten, sie verzeichnet eine durchschnittliche Internetgeschwindigkeit von 129 Mbit/s und eine Recyclingquote von 68 %, über dem nationalen Ziel von 65 %. Das Badewasser am Strand der Stadt gilt nach EU-Maßstab als ausgezeichnet. Manduria erfüllt die Voraussetzungen für Italiens 7-%-Pauschalsteuer für ausländische Rentner.

Ist Manduria ein guter Ort für mehr gute Jahre?

Eine Auswertung von 148 Studien (Holt-Lunstad, PLOS Medicine, 2010) ergab, dass Menschen mit stärkeren sozialen Beziehungen eine um 50 % höhere Überlebenswahrscheinlichkeit hatten. Ja, als Teil des Alltags und nicht in einer Klinik. 15Dolcevita, der erste Ort, den wir eröffnen, in der Via Verdi 15 im Sommer 2027, hat vom ersten Tag an ein Gymnásion unter Steingewölben mit Fitnessraum, eine Infrarotsauna, einen Hamam und Rotlichttherapie. Die Stadt ist flach zum Gehen und Radfahren, das Meer ist fünfzehn Minuten entfernt, und das Essen kommt vom Land rundherum.

Cosa facciamo, in concreto

Riapriamo case abbandonate e dimenticate. Una alla volta.

Dieci immobili nel centro storico, in sette vie diverse: terracieli della tradizione e antichi palazzi nobiliari, abbandonati e dimenticati da anni, alcuni da decenni. Non abbiamo comprato una via: abbiamo comprato quello che nessuno voleva più, e lo stiamo rimettendo in piedi. Il primo, in Via Verdi, è un cantiere aperto che chiunque può seguire giorno per giorno nel diario pubblico. Gli altri seguono, uno alla volta, con lo stesso metodo.

Dentro ci andranno case per chi viene a vivere a Manduria, una cucina dove si mangia insieme, una palestra, un bar dove si ascolta musica, e il primo posto che apre nell'estate del 2027 si chiama 15Dolcevita. Ma questa pagina non parla di quello. Parla di cosa resta al paese.

Cosa resta a Manduria

Sei cose che restano a Manduria, non a noi.

  1. Lavoro, fatto da mani del posto.

    Il cantiere di Via Verdi è fatto da una squadra manduriana. I due archi del cortile hanno chiesto cinque mesi e conci di tufo tagliati sul posto: comprarli già fatti costava meno e faceva prima. Li abbiamo fatti fare a mano perché il lavoro, e il mestiere, restassero a chi questa pietra la sa lavorare. È una scelta che rifacciamo a ogni casa.

  2. Fornitori di zona, prima di tutti.

    Il ferro battuto a Uggiano Montefusco, i vetri a Manduria, gli alberi a Francavilla Fontana, la ceramica a Grottaglie, la pietra da chi la cava qui. Porte usate, mobili usati: tutto della tradizione locale o del grande design europeo, ritrovato prima che comprato nuovo. I soldi di questo progetto girano entro trenta chilometri, e chi lavora con noi lo può confermare.

  3. Residenti, non turisti d'agosto.

    Chi compra una casa con noi viene per viverci, tutto l'anno o gran parte. Un residente in più in una via del centro è un cliente in più per il panificio, il barbiere, la farmacia, il bar sotto casa, dodici mesi l'anno. Il commercio di vicinato riparte con le persone, non con i cartelli.

  4. Meno abbandono, meno degrado.

    Una casa abbandonata da trent'anni non è neutra: è umidità che passa ai vicini, un portone che marcisce, un vicolo che la sera si evita. Ogni casa che riapriamo toglie un punto di degrado dal centro storico e accende una finestra.

  5. Cultura con respiro internazionale.

    Stiamo costituendo un'associazione senza scopo di lucro per gli eventi che non sono commerciali: musica, incontri, laboratori con i mestieri del paese, aperti a tutti e non solo a chi arriva da fuori. Il primo programma sarà pubblico nel 2027. Lo annunceremo qui e in piazza, non solo online.

  6. Un mestiere per chi ha meno di trentacinque anni.

    Gli spazi che apriamo hanno bisogno di persone: chi cucina, chi allena, chi accoglie, chi racconta il paese a chi arriva. Li cerchiamo qui, giovani, e a chi vuole mettersi in proprio offriamo lo spazio e le attrezzature invece di uno stipendio da dipendente.

Un paese più internazionale

Portiamo persone da fuori. E le presentiamo a voi.

L'obiettivo vero non è vendere case a stranieri. È che Manduria diventi un paese dove chi arriva da fuori e chi c'è sempre stato si conoscono per nome. Chi si trasferisce qui e resta chiuso in casa non serve a nessuno, nemmeno a sé stesso.

Dal 2027 organizziamo occasioni d'incontro aperte a tutti: un aperitivo al mese nel centro storico, pranzi della domenica, e corsi tenuti da manduriani per chi arriva. La pasta fatta a mano, la potatura dell'ulivo, il taglio del tufo, la vendemmia del Primitivo. Chi insegna viene pagato. Chi impara diventa un vicino.

Se avete qualcuno lontano, un figlio a Milano, un nipote in Germania, un amico che ogni agosto dice che prima o poi si ferma: mandategli la versione in inglese di questa pagina. È scritta per loro.

La metropolitana di superficie

Dal 2027 Manduria è una fermata della metropolitana. E la stazione torna a essere la porta della città.

I lavori che vedete in stazione hanno un nome ufficiale: Metropolitana di superficie Martina-Lecce-Gagliano. Sono centottanta milioni di euro di fondi pubblici per binari nuovi, elettrificazione e treni elettrici con l'aria condizionata, da un capo all'altro del Salento. La stazione di Manduria diventa uno dei tre snodi della tratta, insieme a Ceglie Messapica e Novoli: treno, autobus per la costa e parcheggio delle bici nella stessa piazza. La fine dei lavori è prevista nel 2027.

Da Piazza Garibaldi sono 650 metri, nove minuti a piedi, tutti in piano: si prende Via Pacelli, che diventa Viale Mancini e arriva ai binari. È il viale della stazione, e secondo noi diventerà la via più importante di Manduria, perché è la strada da cui si arriva in città. Lo è già stata: al civico 19 di Via Pacelli c'era un albergo, e stava lì perché lì scendevano i viaggiatori. Quella casa oggi la stiamo restaurando.

Chi viene a vivere qui senza auto, chi studia a Lecce, chi lavora a Martina Franca, chi va a prendere il treno veloce per Roma e Milano: tutti passeranno da quel viale. E il sabato si va a Lecce in bici: la propria, quella di casa. Si carica sul treno a Manduria, si scende a Lecce e si pedala fino a Porta Napoli, l’arco trionfale che la città alzò per Carlo V nel 1548, e ci si passa sotto per entrare nel barocco. Pochissimi paesi della nostra grandezza avranno una fermata della metropolitana a nove minuti a piedi dalla piazza principale. Manduria sì.

Per l'amministrazione

Cosa mettiamo a disposizione del Comune.

Non chiediamo niente che non chieda qualunque cittadino: tempi certi sulle pratiche e strade pulite davanti al cantiere. In cambio mettiamo a disposizione quello che abbiamo.

Una rete internazionale che può portare persone da fuori agli eventi della città, non solo ai nostri. Un cantiere aperto che mostra come si restaura in Zona A senza tradirla, e che chiunque in Comune può visitare quando vuole. La cura di un pezzo di spazio pubblico: abbiamo chiesto di adottare le aiuole di Piazza Garibaldi. È un inizio piccolo, apposta. Le idee più grandi, per i giovani del paese, le porteremo in Comune quando saranno pronte da firmare, non prima.

Una di quelle idee è già scritta, e non è nostra: cinque proposte per il centro storico che non costano un euro al bilancio comunale. Chi vuole discuterla, correggerla o farla propria è il benvenuto.

Onesti su cosa siamo

Compriamo case, le restauriamo, e alcune le vendiamo.

Lo diciamo in chiaro perché la domanda in paese viene fatta, ed è giusta. In un centro storico che si svuota da quarant'anni, una casa dimenticata che trova una famiglia non è espulsione: è il contrario. Non compriamo per rivendere in fretta: compriamo quello che nessuno voleva più, e ogni casa che trova la sua famiglia paga il restauro della successiva. Una alla volta.
